About Seller Agents
Virtually all real estate agents belong to the National Association of Realtors and are members of the Multiple Listing Service.
All Realtors are legally and ethically bound to promote the best interest of their client, buyer or seller.
They all use the same information data base.
They all offer virtually the same services. There may be slight variations, but they will:
- Help you set a realistic price
- Put your home in the MLS which feeds to Realtor.com & SeeHouses.com
- Advertise your home
- Arrange for home showings
- Present and help negotiate offers
- Coordinate events leading to closing
In services provided and results achieved per home, there are no significant differences between agents or offices. All are subject to the "law of averages".
A properly priced home will sell no matter who has it listed. An overpriced home will not sell no matter who has it listed.
Also, no matter how many agents an office may have only one will be working for you. The rest are either indifferent, because there is nothing in it for them, or they are representing the buyer. Designated agency is the law in Illinois.
So what real difference is there? The cost of the service to you.
Using our highest fee of 5% as a base, every 1/2% increase in the fee increases your cost 10%.
Example: $100,000 sale price, 5% fee = $5,000,
5.5% fee = $5,500, difference = $500
$500/$5,000 = 10%
A 6% fee increases your cost 20% ($1,000)
A 7% fee increases your cost 40% ($2,000)
